Salubre was working on acquiring two very high-end, profitable retirement nursing homes established over 50 years in Sydney. Mr Moschella, the owner who is Ms Salubre’s son’s Godfather, wanted Ms Salubre to take over the business as he wanted his legacy to continue.
The finance to purchase was extremely achievable as Mr Moschella provided his unencumbered assets as security. Mr Moschella also provided financials and tax returns for the past 4 years and property valuations of over 200 million dollars as evidence of the ability to borrow, and service the loans from the substantial annual profit of some 12 million dollars annually. Mr Moschella also provided a proposed share purchase agreement for Huntingdon Gardens Nursing Home, Ferndale Gardens Aged Care Facility and a new state-of-the-art facility called Belrose Manor which was at the development and construction stage. Unfortunately, the project did not complete due to the failure of certain bankers to deliver in a timely manner.
